Virtual Valuations

In the virtual world anything is possible. Think of the teenagers (and older..) virtually transforming into warriors, city builders, miners.... the list is endless!

If in the past, the word 'virtual' was synonymous with escaping reality; today it creates normality.

The human state craves normality, regularity and routine. (Obviously in measure)

So when the STOP! order arrives - with it's accompanying uncertainty - there's going to be a virtual world out there which is blissfully normal.

So how can we harness that power?

One of the most vital pieces of information anyone needs before even thinking of moving house is, obviously, establishing what their own home might be worth.

While current coronavirus restrictions are in place there’s no limit to the amount of online searching you can do to explore the possibilities of your next dream home. However, estate agents are not able to assess the value of your property in person.

And that’s where technology comes to the rescue.

In much the same way as agents are conducting virtual viewings (see Top tips for the new world of virtual viewing), we are also carrying out virtual valuations. It’s important to emphasise that these are provided as part of our estate agency role and they should not be confused with a valuation for lending purposes, for example.  Neither do they replace a face-to-face market appraisal which will still need to happen when conditions allow. 

But what they do give is a head start – an indication of price were you to sell – as well as an opportunity for advice and to discuss the local market. 

How does it work? Put simply, the agent will set up a video conference call using a tool such as WhatsApp, Microsoft Teams or Zoom. The seller will need to show the agent all the rooms, the exterior of the house, and the outside spaces and also highlight any special features, just as they would in more normal circumstances. They will also need to give their full address which necessarily has an impact on value.
